I hope Everyone had a wonderful Thanksgiving and enjoyed the beautiful weather. Presently we have contracts still unsigned. We have made contact with ALL remaining unsigned owners and provided them with any and all information possible. Nobody has said “NO” to signing their contracts with the assemblage. Not a single person. All remaining individuals are fully aware of this opportunity. We have spoken with all of them. If we aren't in receipt of signed contracts by the remaining unit owners by 5 PM on 1 December 2017 they will be counted as a "NO" to signing with the assemblage. If we receive an official "NO" from any of the unsigned unit owners the assemblage team will update the blog immediately informing everyone that the assemblage is incomplete, and the deal is off. We encourage all of you to please speak with your neighbors about the importance of this deal. The property is worth approximate...
How many more days are left to sign the contract? Only receiving 2 contracts over the weekend is worrisome. 32 left to go.
ReplyDeleteI believe we had 45 days from when they were initially sent out which was 10/20/2017. If that is correct, it gives us 28 days from today with a deadline of 12/4/2017. I would've thought we would have more over the weekend, but on the upside there is only one owner/entity that has yet to confirm receipt of contract.
DeleteI agree Jacob - I expected that there would have been a far better return over the weekend. As mentioned in the blog - the amount signed -although important, is not as significant as the amount not signed. Only one person not agreeing to sign makes it a dead deal for all of us. Robert is right that upside is that there is only one owner that has not been contacted, but the 32 remaining to sign is a bit troublesome.

Street view that address and do some more googling of other “companies” registered to that address and Collins. It’s a rabbit hole.
DeleteI did more digging and found this guy's another company is called "Compendium Service" .

678-985-567. I called the office and the receptionist said "He is out of office this afternoon." So I assume this would be a good starting point to contact Robert Collins.
And that is fantastic that you found that info! Thank YOU! Should we all call? Or go by?
DeleteMy realtor found this for Skyview Media (which may be the same as the above). I'm hoping someone will confirm that we are getting them a contract ASAP:

And, the same info as above from the GA Secretary of State site.
In CASE y'all weren't aware:
ReplyDeleteResidents,
The Board and management were informed a vehicle was stolen from guest parking at some point overnight Saturday, 10/4-5. The vehicle was discovered missing on Sunday, 10/5, by its owner. Unfortunately it was parked out of view of our surveillance system, but luckily, APD was able to locate it and return it to its owner yesterday. Please be vigilant and report any suspicious activity to management and 911.
Thank you!
What?!? Is this true? I assume they are referring to the guest parking in front of building outside the gates? Unreal. Now even more to be worried about.
DeleteAlso was there a decision on meeting again? I'd like to do that so that those of us that have questions can get answers, and so we can see what the issues are if any. I'd also like to request a break down in like excel format of what the expected/required costs will be to stay in the building. Not a letter about feelings or to persuade but a pure look at numbers. The real cost to continue living at Sobu. Also I think it would also be helpful to talk about not only our individual financial situations/requirements as a result of not signing but what happens to the Board/HOA? Like does it become bankrupt at some point because owners can't pay etc.
ReplyDeleteI spoke with Shawn yesterday and he told me that they are reaching out to the board to discuss holding another meeting before the sign deadline.
DeleteThanks, it’s clear a meeting is needed to get answers to people that are on the fence etc.
DeleteI'm a worst case scenario planner. What does happen if our HOA goes bankrupt?
DeleteIs it really worth having another meeting? If only the people who signed show up, then the meeting will be futile. Our real goal should be to contact the individuals who appear to be having a serious issue with making a well informed and rational decision about signing their contracts. Also, we need to as a community of concerned signers be prepared to offer strategies that will enable the board, brokers and buyers to close this very worthwhile deal. We need everyone's help. We will not be defeated by ignorance!
