93 Signed Contracts!!!
Good Evening All! We received 6 additional signed contracts today, which brings our total up to 93!
Please see the attached link for a full list of who have and have not signed, and legally approved renters. There is a "Legend" at the bottom to explain what symbols and colors represent. I have also tweaked the top to help with understanding the number count.

This is perfect!!! Let’s keep the momentum! We are all gonna be on the hook for HUGE building repairs that will be crippling financially and no more illegal renting so more loss of revenue. Let’s grab this opportunity while we still have it. $10 million an acre is fair market value and that’s what they are offering us. Been in the building since 2001, we are on borrowed time with this 1950’s building. Sign! Sign! Sign!

It lists a guy and an address in Atlanta.
That address is for a UPS Store. The registered agent of Skyview Media is Robert D Collins. Robert D Collins is listed as a relative of Joel S Collins who owns several units in the building. Also interesting #216 was for sale but the listing was removed Oct 18 (same day as the meeting).

Has any of the people who have acknowledged receipt of the contract said whether they plan to sign or not? I wonder what the holdup is with them. What else can we do to encourage them to sign? Should we post the updated daily list throughout the building? It's possible that not everyone in checking this blog. I will post the list daily myself if others think it's a good idea.
ReplyDeleteGreat question, Maurice. Many of the remaining owners are being having attorneys review the contracts that were sent over, which is understandable. Some have just told me they plan to sign, but are very busy, but will get around to it soon.

--- I think having conversation with them is a great help. If you happen to some of the unit owners then by all means please speak to them. Sometimes life gets in the way, and even something as important as this is placed on the back burner.
We know how important this is to all of you and we're working diligently to bring this to 100% participation.
we all have busy lives with obligations all over the place and still managed to look at the contract and sign off on it because we know it's our best interest to do so

the problem is that the people that should be reading the blog probably are not, the contributors to the blog are already convinced that the thing to is SELL SELL SELL
we need to get to those that have not signed - we need to get a maximum of information out to everyone in the interest of transparency of what is going to happen to the building and our finances if it doesn't

not a scare tactic or threats, but the truth. we are in for some serious hardships. we have a way out.
I agree that maximum exposure is definitely what we're aiming for. I am working on something at the moment to help with that. I may come down next week and place information on the main level or on each one. Word of mouth is a huge help for us. Everyone should be talking about this.

What about someone making something that looks like an advent calendar? Every time more contracts come in, we are closer to a huge celebration.
ReplyDeleteFirst let me say: Look at this progress!! We're doing AMAZING SWEETIES!!! The GAP is CLOSING!! :-) ....To Anna's comment above. I think it would be helpful to publicize the costs related to what we are in for if people are considering not signing. So that would mean: 1) Plumbing & Roof Issues - Actual quotes from companies that state the cost for the jobs, and what that translates to for us as owners in terms of ASSESSMENTS & INCREASED HOA FEES, (2) Current State of Our Reserves - We've heard figures but put it out there HOW LOW they are currently and how this is affects potential home buyers from even considering the location as an option and what that means for owners, and (3) any other things owners can look forward to so that includes lack of security etc..... To get the word out I would print & share the info in addition to the updated spreadsheet via via email, traditional mail, sliding under doors & posting in the building to ensure those that haven't signed see it. Lastly, has anyone signed up to be Captain on the 8th Floor? If not I of course volunteer as tribute. I have an outspoken & direct approach if y'all haven't noticed so I am happy to partner with someone if the group thinks it better to have 2 types of personalities working on the common goal.
ReplyDeleteDon't forget the additional property tax increases. The reprieve we got last year will not last and APS is suing because they need the revenue.
DeleteSelling is a no brainer when you start to realize what the alternative is by staying. Yes 93 is great, but why do we still have so many that have received contracts have not signed? Josh/Shawn are there some owners that are playing the waiting game because they feel that there is room for negotiation?
DeleteLook, personally we don't have a place lined up and ready to go. Moving is scary but quite frankly we can't afford to stay here if the HOA fees go up and special assessments start hitting us to keep the building operating at a minimum level. I won't even start on the building repairs we are facing.

DeleteRegardless of what happens, SOBU, is in need of some major help and it will unfortunately require a lot of money. All owners will be affected regardless of how nice their personal unit is maintained.
I don't know what the SOBU taxes will be, but I have heard the change will be significant.

--- It's possible, but I can't confirm that. I will point out that waiting to the last second will not benefit anyone. This is very different than the assemblage from 10 years ago. There is no advantage for the last person to sign or "holdout" as we've been calling it. The contracts were intentionally setup to make it impossible for one person to earn more than the contract stipulates.
Speak to your neighbors that have not signed! I genuinely don't feel an opportunity like this will present itself for another 10 years.
The one year lease back is such a great opportunity too. SOBU will be professionally managed, all utilities will be paid, major appliances will be repaired by the buyers, and you will have a year to comfortably plan where to move.
Meanwhile shit like this is happening: Residents, An owner just reported an entrapment with elevator #2. Thyssen-Krupp is sending an elevator mechanic to diagnose and repair the issue, but in the meantime, we suggest you do not ride this particular elevator until at least after 8 pm today. Thank you! ~ WHOOOOOO wants to continue living here? LOL It baffles me! Honestly!

ReplyDeleteAt the meeting, they said we had 45 days. It would be great if we could get all of them signed before that. Honestly. Get them signed, get the closings scheduled, get this on your 2017 taxes. Those of us with a loss will get a tax break. Those with a gain can take a one-time exemption BEFORE tax changes hit us. Our property taxes were $2,000/year when we moved in 17 years ago. They were $25 last year. That will NOT last.
DeleteI believe posting info about costs of repairs etc and all the reasons to sign the contracts is our best option is an excellent idea. My suggestion is to keep it as brief as possible because people will see it in passing. If the tactic of sliding this same info under peoples doors, or sent in emails or snail mail, by all means make those more detailed. We have to think like marketing professionals. Also, I will gladly graphically design any posts for maximum attention grabbing.

I can assist as needed to come up with the verbiage or any sending out information, I think posting on property, sending via mail and sliding under doors are all good. We need to keep it all top of mind until we have the 100%.
DeleteSO I just skimmed the board letter and let me be frank. NUMBERS ppl are impacted by numbers. I think we are trying to appeal to their emotions with all the verbiage and that is not what we need. We need ppl to be able to at a GLANCE see that signing is a MUST because of the DIRE FINANCIAL SITUATION this building and thus us owners are in. I appreciate the letter being sent however.
