Assemblage Update
I hope Everyone had a wonderful Thanksgiving and enjoyed the beautiful weather. Presently we have contracts still unsigned. We have made contact with ALL remaining unsigned owners and provided them with any and all information possible. Nobody has said “NO” to signing their contracts with the assemblage. Not a single person. All remaining individuals are fully aware of this opportunity. We have spoken with all of them. If we aren't in receipt of signed contracts by the remaining unit owners by 5 PM on 1 December 2017 they will be counted as a "NO" to signing with the assemblage. If we receive an official "NO" from any of the unsigned unit owners the assemblage team will update the blog immediately informing everyone that the assemblage is incomplete, and the deal is off. We encourage all of you to please speak with your neighbors about the importance of this deal. The property is worth approximate...
Who are the remaining 5? Are any of them on the phone working to close the deal? What is the outlook? We are sooo close!

Time to sell Sobu.
This is so reminiscent of the first attempt to sell the building. History has funny way of repeating itself. However, the outcome will be very different! Stay tune! This drama ain't over. We still have an Academy Award winning scene to playout.

ReplyDeleteThey’re still working on it. I spoke with two of he holdouts and they said they’re going to sign and are communicating with Josh. They’re just trying to iron out the details. Whatever that means? The important thing is things are looking good.
ReplyDeleteWhat about the sisters who own their units? That’s what I want to know. I heard they were signing early on, but it looks like they’re playing games. Playing games with the agents, but also all of our lives. I don’t think it’s appropriate one bit.
Trying to be a holdout just so you can get something more? Where does this entitlement even come from?
I will be making calls tomorrow morning. Who’s with me? We need to talk to the remaining five.
If they haven’t said NO to Josh then that tells me their trying to do something selfish. Why all the games?

DeleteLet Josh and the brokerage team handle it. If we are still alive at this point that’s a good thing. They have the pulse. If they want us to call or text the remaining signers they will ask. If you have questions contact the brokerage team first.
DeleteThe games are what people play. It validates them and their actions.. It gives them control and power over others because they can't control themselves. These girls are control freaks who like simply to control all situations. Unfortunately, when they can't have that control, they become destructive and spiteful. And there you have it. Their behavior IS the spice of life.

ReplyDeleteThe time has come to stop asking and start telling. The five holdouts who DON'T live here and DON'T have legal rental status are costing the rest of access to over $17 MILLION in profits starting at 5 p.m. on 12/1/17. Each day that goes by, you are costing me access to my profits and interest on those profits. Plus the bills I accrue each day vs. letting the new owners pay them - HOA's/taxes, etc. It is time to drop the "D" bomb and turn the gun on those who think they are holding 127 people hostage. The train is leaving the station - 127 got IN it. You will have two weeks to get ON it (the ride isn't nearly as nice hanging on the outside of the train, especially in winter). In two weeks, if you don't get ON, you can chose to stand IN FRONT of the train and get run over. I'm done asking - it's time to start telling. It's time to use every legal resource we have to put the proverbial screws to these 5 people. 6 weeks is a long time to open/read/sign a contract that pays you DOUBLE the market value of an almost 75 year old ticking time bomb of a building. It took me 5 minutes total, including signing.
ReplyDeleteMy suggestion - start retroactively assigning the maximum fees - $750/month or more, from the day you can prove they had an illegal renter (going back to the day Sobu Flats was converted in 2000/2001). We have 127 people we can put to work on the who lived where and when. We can start with the five people who didn't sign as a "test case", we can get around to the other people - like never - who signed to sell. You know, it takes time to work out the "kinks" in any new process (wink, wink, nudge, nudge).
Turn off the fobs to these units until the retroactive fines are current (just the "test case" five.)
Boot and tow cars of illegal renters and homeowners who are behind on their fines. (just the "test case" five.)
Have the post office change the locks on their mailboxes until the fines are paid. (just the "test case" five.)
Put liens on the properties for the fines if not paid. (just the "test case" five.)
Board up the outside of their windows - no one is living there legally, so we should protect the windows of our building until the homeowner pays their retroactive fines and moves back in. (just the "test case" five.) We all pay each other's utilities - this helps keeps drafts out and costs down.
Paint their outside doors red (read the Scarlet letter for reference). The outside of their door probably belongs to the condo not the unit owner, I'll have to ask. I'll provide the paint/labor. That way when you walk by, you can be like, oh, that's one of the 5 people holding up access to the over $17 million in profits for the rest of us. Also feel free to put a fun, party size sticker on your door (mine would be $120,000 and GREEN for MONEY) letting people know how much profit you personally are losing access to each day.
109 specifically is an illegal conversion - start whatever process you have to fine him plus have him convert his unit back to a 1 bedroom.
Anyone else with suggestions, please leave them here. I will bring up everything I can possibly think of at the board meeting.
If you think any of this sounds petty, do you think asking for more money than everyone else got or not signing a deal that 96.2% have signed in a building you don't live in, that you can't legally rent in where you double your initial investment isn't petty?
Great suggestions. I no longer want my money for HOA fees used to subsidize those five holdouts, in particular 109 and 216 which are both illegal renters. On top of that, 109 illegally converted his condo. All take and no give. Those five will soon see the consequences for their decisions of not allowing the will of the majority to be exercised by the deadline. It will happen regardless and you will end up losing out.
