Another contract signed

Good Afternoon. We're officially at 12 contracts remaining. Thank you to Unit 605 for signing your contract! So there is no confusion, I realize I posted we were at 12 a few days ago, but there was a slight miscommunication. We're back on track though.

We're anticipating 3 more contracts to come in tonight as well. We'll keep you posted as soon as we know more.

  2. Someone had previously stated R. Collins of SkyView said they signed, but they are still stated above as unsigned. Just wanted to double check.

  4. For the holdout that couldn't pay your HOA dues. Stop blaming the Board and take some ownership. Its called LIFE.

    1. I am personally no stranger to tough times, so I can empathize with whoever you are referring to... I have been there, working thankless jobs, barely scraping by... That is why this deal is so amazing... This can be a lifeline for people in that tight of a situation, literally life changing.

  9. For the 35+ owners that are illegally renting, please remember that if we become assembled they will NOT be fining as of Feb 1st. If we DO NOT get assembled, the Board has no choice because of a federal law that recently came out. In the letter mailed out and left under doors, it explains that fines will not be assessed if we are assembled.

    1. At $750/month penalty, the HOA will be attempting to collect $26,250/month from illegally rented units. Sadly, many of these owners voted for assemblage will now be faced with this penalty if the assemblage doesn't occur.

    2. And here is an interesting tidbit of information: To those unsigned that claim they will not pay the fees associated with having an "illegal" renter, think again. The law allows a condominium association to file a lien against a unit owner if the owner fails to pay dues, special assessments or fines. Having a lien against your property is not in your best interest investors! And good luck trying to sell a property with a lien attached. The association is in its full right to try every legal method to collect fees as they are acting on behalf of the community at large. Do your homework.

  10. Several of the holdouts are on the list of illegally renting. You will be able to continue rent with no fines until the very last day if we assemble.

  11. We are now a little over 24 hours until deadline, over six weeks since were presented the deal. I feel sorry for those of you that have not done the due diligence needed in gathering all the information to base your decision on not signing on facts.

    There have been many, many posts on here detailing the pros of the deal. The brokers and your neighbors have knocked on doors, called, sent texts, sent emails, sent registered letters, spoke to the renters, spend numerous hours trying to track down individuals, have in short, done everything possible to reach everyone to try to explain the pros of the offer and to try to paint the picture of the future hat SOBU in absence of a deal.

    Some refuse to listen. Some claim that they are unaware of all the pertinent detail. That may be true, but at this point it's on you and you alone. Be sure of this - the deal will happen. An overwhelming majority have spoken with their common sense and pens. For those of you holdouts that think that by not signing you will stop the deal, I would seriously rethink that strategy. The time is now. Do the right thing.

    2. You sound very confident, and I'm signed, so I look forward to hearing how this is possible if we don't get 100% to sign. There is a percentage of people, about 10% who simply cannot be reasoned with. I think we will find out who they are fairly soon. I hope none of them are owners at Sobu.

    3. They are all OWNERS here at SOBU, but NONE of them live here contrary to what some of them are claiming. The rest of building is on to them and the tactics they use, such as claiming the persons in their unit are "family" or they are not leasing because they are not getting money for their unit, or that they reside here part time....

  12. And by the way - the above post is not meant as a threat nor a scare tactic. The FACTS have been clearly put out there for weeks. I am over begging people that don't even live in the building that it is in THEIR best financial interest to agree to sell. If you can't see it by now it's tragic and a real shame, but we will not go down with you.

To the rest who have not signed..... this is one fantastic opportunity to make far more money than your condo is actually worth & we may never get another golden chance like this in the foreseeable future. I'm in the mortgage business and know values for the area. You have an opprortunity to pocket $100,000 more than the true value of your property. I know there are those who have fallen on hard times & need these funds for their survival. This assemblage needs to go through. Please be considerate of the needs of others amd help make this happen. My sincere thanks....Harry
